The neon lights of Modena will shine again as Cordia Polska revitalises the site of former clothing factories

It was important for Cordia Polska to retain as many original elements as possible and preserve the spirit of the place when it began designing the new Modena Estate in Jeżyce in 2020. The key part of the plan was to revitalise the historic avenue of over 100-year-old plane trees next to the Modena site, in addition to modernising some of the buildings and restoring some of the historic elements left over from the factories. All the works are being carried out in close cooperation with the Conservation Offi­cer of the City of Poznań.

Modena is Cordia's first development in Poznań

Cordia's aim was not only to preserve historical elements but also to highlight and integrate them into a modern context. It is these details, which have stood the test of time, that will give this investment in Jeżyce its special character and uniqueness.

Cordia invests in Warsaw, the Tri-City area of Gdańsk and Sopot as well as in Kraków - and Modena is its first development in Poznań. All of Cordia's investments are located in distinctive locations, are characterised by interesting design and are built in a sustainable manner, taking into account ecological and energy-saving solutions, as well as respecting the history of the places where they are planned. The Modena property is the best example of this.

The historical area of Modena has been returned to the residents of Jeżyce

The Modena clothing factories, which for years defined Polish fashion trends, closed in 2000. Since then, the post-industrial area hs.as remained undeveloped, derelict and increasingly neglected. In 2022, Cordia Polska began construction of a new housing estate. Cordia's name for the new green housing estate is Modena - the clear reference to the historic factories.

The first phase of construction will include a 6-floor building with an 8-floor dominant. It will have 263 apartments and 9 business outlets. The building will be ready for occupancy in the summer of 2024. Subsequent phases will also include the modernisation and extension of the building at Kraszewskiego Street, so that the Modena symbol, a beautiful neon sign from the 1980s, will remain in its current location. The historic water pump at Wawrzyniaka Street will also be restored. Most importantly, the historic avenue of over 100-year-old plane trees adjacent to the Modena site will be revitalised. Supplemented with comfortable benches and hammocks, the avenue will create a relaxation zone and will be open to the local community and all residents of Poznań.

Children will have access to a playground. Swifts will be able to nest in specially designed shelters on the façade. Green roofs will provide fresh air and reduce pollution on the estate, and an automatic irrigation system using water from retention tanks will allow the water supply to the estate's plants to be regulated.

In the autumn of 2024, the second phase of the Modena by Cordia development will begin, with the construction of a building with 199 apartments and 1 business outlet.

Urban revitalisation

In addition to taking care of the Modena estate, Cordia Polska has also taken care of its surroundings. One of the most important investments in the areas surrounding the project is the reconstruction of Wawrzyniaka Street (from Jackowskiego to Bukowska Streets), carried out jointly with the City of Poznań (50/50 cost sharing). This will be a quiet traffic zone with lots of greenery and new surfaces (the road is currently in a poor condition). Design work on Wawrzyniaka Street is still underway and is expected to be completed by the turn of 2024-2025.

There are also plans to reconstruct and widen Kraszewskiego Street from Zwierzyniecka Street to Bu¬kowska Street, which will be carried out exclusively by Cordia. The road will be resurfaced and widened, which will make it more comfortable for motorists, cyclists and pedestrians. This will give the road a more urban character. The works will be carried out in parallel with the implementation of subsequent phases of the Modena development so that the rebuilt road will be available to residents from the second phase of the investment.

The location of Modena is excellent. Jeżyce offers its residents dozens of cafes and restaurants, a rich selection of craft shops, the Jeżycki Market and plenty of green areas. It's close to Wilson Park, Sołacki Park or the zoo. The Rusałka Lake is only a few minutes away. Meanwhile, residents can reach Święty Marcin and the Old Market Square in a few minutes by tram or bike.
